Sharjah launches AI tool Najm to match investors with property in seconds
By Abu Dhabi Desk

The emirate of Sharjah is deploying artificial intelligence to help foreign investors locate investment opportunities almost instantly, aiming to boost foreign direct investment amid growing geopolitical uncertainty.
AI platform Najm unveiled
A new AI‑powered service called Najm has been introduced by Sharjah’s investment promotion agency, the Sharjah FDI Office, also known as Invest in Sharjah. The platform was presented at the Sharjah Investment Forum by Mohamed Al Mushrrakh, chief executive of Invest in Sharjah.
Al Mushrrakh said Najm is designed to enable investors to make “informed investment decisions” by delivering the right information at the right moment.
He described the tool as the answer to the question of how to provide timely data to investors who often struggle to find what they need.
“Najm is the answer to that question. It is Invest in Sharjah’s new tool for global investors,” he told delegates.
First phase targets industrial and commercial sites
In its initial stage, Najm will assist users in finding sites for factories and warehouses across Sharjah. It will focus on industrial zones and commercial real estate where investors can set up manufacturing or warehousing facilities.
For this phase, Invest in Sharjah has partnered with the property portals Bayut and Property Finder, as well as the e‑commerce platform Dubizzle. Najm will draw on the commercial and industrial real estate data from these online services and provide instantaneous information to users.
The launch is motivated by the need to reduce noise in Sharjah’s investment ecosystem and discover fresh ways to attract foreign direct investment.
Performance figures and future expansion
Sharjah, the third largest emirate in the UAE after Abu Dhabi and Dubai, hosts 33 industrial zones. According to Invest in Sharjah data, the emirate’s real estate sector recorded more than 16,000 transactions during the first half of this year, with the Muwaileh commercial area accounting for the highest value and volume of deals in that period.
Sharjah attracted Dh7.74 billion in foreign direct investment last year, representing an 8.8 per cent increase compared with the previous year. The number of projects receiving FDI rose by 45 per cent year‑on‑year, reaching 142 developments.
Al Mushrrakh indicated that a second phase will broaden Najm’s scope to cover additional sectors such as healthcare and education.
“What you have seen today is just the beginning … Najm stands to cover investment opportunities across multiple sectors from industry to education and technology and beyond,” he said.
He added that the agency will continue to invest in human capital, technology, infrastructure and public‑private partnerships to build a resilient economy and attract new investments into jointly developed opportunities.
